One reason why domain name "space" is different from (real)
"real estate", is that
(a)  when a surfer goes to a certain site, often they
    are just following a link - from another page, maybe
    even from a search engine.
In that case, there's no "typing in" of the URL, so the
person probably doesn't care what the domain name is.
Of course, if they are planning to return, then having an
"easy to remember" name might help (this might also
apply e.g. to radio ads, etc.);  however, any time it is
not their first visit, they quite possibly could be using
a bookmark.  (called something else with some browsers,
e.g. "favorite").  (or even their "Ctrl-H" - - "History" log
in their browser)  (or, a lookup via search engine, say;
especially once they know what they want to return to).
Another reason why domain name "space" is different
from (real) "real estate", is that
(b)  years ago someone commented that, they are still
   printing more money, but they are not creating any
   more land.  ("real estate").
This of course, is a principle that is not applicable to
internet "real estate", which is just "address space".
There is no (real) "shortage" of it.
